We were asked to advise on the development potential of a new dwelling within an existing residential garden plot in a Cotswold village. Our advice was to engage the Council in pre-application discussions and their response was positive.

We were then instructed to prepare a full planning application for a new dwelling on the plot.

Our application was prepared in response to the Council’s pre-application advice and in particular we were able to demonstrate that the scheme addressed the Council’s policy for infill development within villages.

In addition, we were able to design a scheme in the traditional Cotswold vernacular which was positively received by the Council. As a result, full planning permission was granted.
